We are a community of small business owners, freelancers, students and other professionals who are looking for a fun downtown location to call our home-away-from-home-office.

Our philosophy is simple: Come together, do good work, care about our community, think local and grow as professionals. The open space concept we provide offers up many advantages, from networking and collaboration opportunities to easy access to shared resources.

Our mission is to foster community and help spur the growth of small businesses in and around Lancaster City by offering the resources and support needed to encourage that growth. Drawing members from within the city but also from around the county and beyond, our community  is a diverse pool of professionals from all backgrounds.

We also offer you resources and provide key elements you need to get work done, allowing you to focus on your business and its growth. We provide space for workshops and classes as well as opportunities to network with the coworking community.

Phase 1 of Warehouse D consists of 6000 square feet in the old Lancaster Storage Co. Warehouse. With 3 conference rooms, kitchen, receptionist, two floors reserved for coworking and a 2000 square foot flex space/venue with loft, this new innovative space has all you need. Its ideal location on the 300 Block of North Queen St allows for easy access to local shops and restaurants.

Groundworks is located right next door to Lancasters Historical Central MarketConvention Center and all the wonderful shops and restaurants the city square has to offer. With about 2800 sq feet of space in this beautiful location we offer permeant work space, members of ground works all have 24/7 secure access. Members of this space also get full access to our main location just two blocks up the street at The Candy Factory. We are all part of one large community sharing two fantastic locations.

The Arch located on 118 North Water Street offers 2400 square feet of art studio space and gallery space. Located in the Steeple View Lofts building this location is perfect for local artists in need of their own studio or gallery.

We cover all utilities including business grade Wifi and most memberships include the use of our address as your professional business address. All members are added to our member directory both online, and at their given location. Members of all spaces have access to events and networking opportunities. Members also receive discounts to classes and programs and may at times be included in marketing initiatives.  Members  have access to all spaces within the Candy Factory Network.
